Selling a terraced property could be as simple as having an upstairs bathroom, it has been suggested.

John Socha, vice-chair of the National Landlords Association, tells Landlord Expert of the resistance of many Britons to the concept of a downstairs bathroom.

He explains that the desire for upstairs amenities can even mean a two-bedroom home sells over a three-bedroom property.

"Smaller terraces where the bathroom is downstairs are not as popular as those with the bathroom upstairs," he asserts.

Mr Socha tells the resource that this is the case "even though it may have been converted from a small third bedroom".

However, he adds that excessive modernisation might not be the most profitable way in which to update a rental property.
